The Opportunity

An established construction consultancy is seeking a Project Monitor to join its Toronto-based team. The business works closely with lenders, institutional investors and developers, with a growing pipeline across rental and student housing projects.

This role is primarily office-based, with periodic site visits, and is well suited to a technically capable project professional who enjoys structured reporting, client-facing advisory work and multi-project oversight.


Key Responsibilities

Act as Project Monitor on active construction projects
Review and analyse:

Construction contracts and consultant appointments
Project budgets, cash flows and cost reports
Programmes and construction schedules

Monitor progress against cost, programme, quality and risk benchmarks
Undertake site inspections and prepare formal monitoring reports
Review payment applications, lender draw requests and cost-to-complete forecasts
Identify risks, variations and change events, providing mitigation commentary
Liaise with developers, contractors, consultants and lender stakeholders
Support due diligence and pre-construction reviews
Maintain accurate project records and reporting documentation

Candidate Profile

3–5 years’ experience in Project Monitoring or Project Management roles
Strong Toronto / Ontario construction market exposure
Experience across multi-residential, rental, student housing or mixed-use projects
Background in consultancy, lender advisory or developer-side PM preferred
Sound understanding of construction delivery, cost control and scheduling
Strong written communication skills with experience producing professional client reports
Comfortable working in a structured, office-based PM environment

Desirable Backgrounds
